An intriguing octagonal, midcentury modern residence that boasts both an impressive architectural heritage and an array of unique amenities has hit the market in Massachusetts for $2.1 million.

Designed by renowned local architects Hoover and Hill in 1961, the Lincoln, MA, property features a number of classic midcentury modern traits, including glass walls, exposed wood, and an emphasis on highlighting its natural surroundings.

“The octagon is at the center and core of the house,” listing agent Terry Perlmutter, of Barrett Sotheby’s International Realty, tells Realtor.com®. “What is so dramatic is that you are drawn into it, which is the nature of the octagon.

“The beams really define the space. It rises to the center, and there is a skylight over the spiral staircase that is really spectacular. When you come into the house, the walls of glass are punctuated by beam-vaulted peaks that create the octagon.”

However, according to the listing, it has also undergone several updates that have “thoughtfully” added some more modern amenities while also expanding the original structure.

Among the home’s more outstanding elements are an indoor lap pool on the lower level, an outdoor pool, and a studio above the three-car garage.

“The sellers are the second owners who have lived there for 47 years and made it their family oasis, which is evidenced by the indoor lap pool and outdoor pool,” Perlmutter says, adding of their decision to put the home on the market: “They have made the decision to downsize, but have really loved the home.”

The dramatic interior boasts vaulted ceilings, glass walls, and spiral staircases.

“It has got all of these wonderful spaces designed for both privacy and entertaining,” Perlmutter notes. “There is a library, a den, a family room, media room, and the pools. Every room has these incredible views.

“In addition, you are drawn to the view, which is typical of a midcentury modern home, but these are panoramic views that are very compelling. The property sits on 1.5 acres above the reservoir with partial views and abuts conservation land in the back.”

A spacious primary suite has a separate sitting area.

The gourmet chef’s kitchen has a fireplace and double ovens. The primary suite has a sitting room and access to the lower-level indoor lap pool.

In addition to the main residence, there are two additional detached structures.

“There is a studio above the three-car garage that is heated and could be used as an office,” Perlmutter says. “It also has a sauna.

“The other is being sold as is, and we call it the chalet. It could be an art studio or office space. It does have heat, electricity, and a bathroom, but it is not currently approved as an accessory dwelling.”

Perlmutter believes the location in Lincoln will entice buyers as well.

“I have already had a fair amount of interest in the home,” she notes. “Some families are looking for a studio where they could work from home or need an office space in the home with all of these extra spaces.

“I think it will probably be used as a primary residence. Lincoln is a wonderful community location. It’s a place where less is more. We have five working farms in town, access to 80 miles of trails, and it’s just 20 minutes into Boston. It is a gem of a town and also a very green town.”
