Fox News Host Sean Hannity Gets Set To Turn His $20 Million Palm Beach Townhouses Into Lavish Waterfront Mansion

Fox News star Sean Hannity is preparing to carry out an extensive renovation on his adjacent Palm Beach, FL, townhouses in order to turn the two structures into one giant mansion, according to planning documents.

Hannity, 63, who stars on his own self-titled show on Fox News and hosts a radio show, bought the properties in two separate deals—purchasing the first townhome for $5.3 million in April 2021, according to records.

He then snapped up the home next door to his existing house for the much higher price of $14.9 million in January, one year after announcing that he had relocated from New York to "the free state of Florida" full time.

"I’ve been threatening now to do this for quite a while," he said in a January 2024 radio show, "but we are now beginning our first broadcast from my new home and that is in the free state of Florida. I am out. I am done. I’m finished.

"Finally, for the first time that I can think of in my adult life, I actually have representatives in the state that I’m living in that share my values.

"Like so many Americans, I left New York for good and am now in the state with, let’s see: warmer weather, law and order, better education, more freedom, better quality of life—and guess what? No state income tax."

Now, as first reported by The Palm Beach Daily News, Hannity is taking significant steps to make his home life in the Sunshine State that much more comfortable—having had his plans to combine his two dwellings into one luxurious abode approved by the Palm Beach Architectural Commission.

As part of the work, the Fox News host—who got engaged to fellow network star Ainsley Earhardt in December—will combine the two existing outdoor patio and pool areas, relocating a wall that currently separates them, while removing one of the swimming pools.

The remaining pool will then be reworked and several new features will be added to the enlarged outdoor entertaining space, including an external kitchen and a shower.

Both homes already boast direct access to the beach via their own set of outdoor stairs that lead down to the sand from the backyard and pool areas.

Hannity has also received permission for a "unity of title," which will see the two residences fall under the same address.

Per The Palm Beach Daily News, the combined properties will boast about 11,200 square feet of living space.

Interior renovations began in July, according to a notice of commencement seen by Realtor.com®—with expansion plans for both properties already approved by the Architectural Commission, including the installation of additions on each of the structures.

It is not known when the work is completed, or whether Hannity is residing in either of the properties while construction is carried out.

Luckily for the TV host, he has yet another Florida home he can use in the meantime should the work prove too intense to handle.

Shortly before purchasing his second townhouse, Hannity closed on a $23.5 million mansion in nearby Manalapan, which—unlike his Palm Beach properties—he bought via a trust linked to his longtime financial advisor.

That property, which boasts eight bedrooms and 10.5 bathrooms, was put on the rental market in June with an asking price of $130,000 a month; however, it was delisted just a few weeks later. It's unclear whether it was taken off the market because it had been leased or as a result of the Fox News star opting to move into it.

The dwelling, which sits on a stretch known as "Billionaire's Row" thanks to the extraordinary fortunes of its residents, was described in its listing as a "spectacular ocean-to-intracoastal estate," with the description noting that it was available for "annual lease" in the tony Florida enclave.

According to the listing, numerous updates have been made to the home in the short time that Hannity has owned it, including "brand-new flooring, redesigned bathrooms, a reimagined primary wine, a climate-controlled wine room, and a smart home system."

"A new seawall, large dock with ocean access, and beautifully landscaped grounds enhance this one-of-a-kind property," the description added.

Meanwhile, Hannity officially cut ties with New York in June 2024, when he sold his picture-prefect Oyster Bay estate for $12.7 million, 16 years after he purchased the waterfront property for $8.5 million.

The TV host listed the residence in early May for $13.75 million. The palatial property, which was sold fully furnished, quickly sparked a bidding war and was under contract within seven days.

At the time, the listing agents, Shawn Elliott and his son, Zachary Elliott, of Nest Seeker's International, told Realtor.com that it was a "new record for the fastest home sale over $10 million in the area," with Shawn adding that the person who purchased the home was a longtime fan of Hannity.

The identity of the seller of the anchor's new property has not been revealed, and records reveal that the deal was carried out via an LLC, likely to preserve the anonymity of its former owner.

In the years since the home was completed in 1990, it has changed hands only a few times, starting in 2005, when it sold for $8.75 million. It was then put back on the market in 2009, ultimately selling for $8.98 million later that year.

That owner retained the property for more than a decade before selling it on in 2018 for $18 million.

Hannity ultimately scored a fairly sizable discount on the enormous estate, which was first listed for sale in February 2024 for $29 million, before that price was lowered to $25.95 million in October.
