Actor Niko Foster Lists Custom Nevada Mansion for $22 Million: Amenity-Packed ‘Masterpiece’ Boasts 7 Waterfalls and Private ‘Wine Grotto
Actor and producer Niko Foster has put his jaw-dropping Nevada mansion on the market for $21.9 million—12 years after work was completed on the extraordinary custom-built "masterpiece."
The 14,000-square-foot dwelling is located in an exclusive community just outside of Las Vegas and boasts incredible unobstructed views of the Strip, as well as an array of upscale amenities that rival those found at five-star resorts.
Niko—who most recently starred in the 2025 thriller "The Wrecker" alongside Harvey Keitel and Mena Suvari—and his wife, Stephanie Foster, spared no expense in the design of their six-bedroom, 10-bathroom abode, which is tucked into the MacDonald Highlands community in Henderson, NV.
This guard-gated community is only a 20-minute drive from the Strip and very lavish and luxurious, where lot sizes are large and so are the square footages of the homes.
Yet even in an area where luxury abounds and size really does matter, the Fosters' property stands out as a true gem, thanks to the awe-inspiring features that are found inside and out.
Even the property's parcel is exceptional, notes listing agent Sam Coleman of IS Luxury Real Estate.
"To have 3 acres is a tough find in the Valley, but 3 acres with city and mountain views, and to be part of a country club, and on a golf course, that’s insane," Coleman notes.




It was that land that initially drew the Fosters to the area, the listing agent adds, explaining that the couple jumped at the chance to build such a huge residence for their family so close to Vegas, particularly given Niko's desire to shoot more movies in the city.
The result of the couple's "vision" is not only a masterful family home, but a true sanctuary that not only offers the utmost in luxury, but also unique amenities, which start with the backyard "oasis" that features two spas, seven waterfalls, an outdoor kitchen, gazebo and foot bridge, all contributing to a resort vibe.
Inside, there’s custom flooring, cabinetry, and countertops as a backdrop for maximalist decor and plush seating, along with unique spaces like a wine grotto, 12-seat private theater, a game room, and a wellness wing that includes a gym, sauna, steam room and dedicated area for spa treatments.
Thanks to retractable glass walls, the entire property feels connected as there’s easy access to the outdoors.
As for the more traditional living spaces, every inch was carefully considered and conceived with great attention to detail, from the "gourmet kitchen" to the great room, which features a stone fireplace sourced from Tibet.
Coleman credits Stephanie for the vision behind these very special touches, noting: "These were intentional designs made by her."
With so many incredible features on offer, it's no surprise that the home was designed for grand-scale entertaining, complete with a seven-car garage that makes it easy to host company, including overnight guests.
But while entertaining was top of mind when the home was being designed, the Fosters also created their own private sanctuary inside their dwelling in the form of the primary suite, which features a coffee bar, fireplace lounge and outdoor spaces, as well as “his and hers” toilets, bathrooms, and closets.
All of this is only surpassed by views of the Las Vegas Strip and the McCullough Mountains—not limited to one or two areas of the home.
"You actually get picture-frame views from every aspect of the east side of the home,” says Coleman, adding that this can also be seen from the entryway, home theater, wellness center, and backyard.
With so much luxury on offer, one might wonder what has prompted Niko—also owns a film-production company called Chasing Butterflies Pictures—and Stephanie to walk away from the dwelling. The reason, Coleman explains, is simple: The couple no longer feel the need for such a vast space and hope to create a new custom dwelling that is much smaller.




"Now they’re essentially empty nesters and they want to do [another] project like this, something smaller. They’re downsizing,” Coleman shares.
While an offer hasn’t been accepted yet, Coleman thinks the buyer may come from Washington State, noting that a majority of interest as come from prospective buyers in that area seeking to move away ahead of the implementation of a new millionaire's tax, which was passed by the House in April.
The tax—which is likely to face legal challenge—would see a 9.9% levy implemented on all household income above $1 million. It is due to take effect in 2028.
"In the last weeks I’ve gotten several phone calls from the Washington area. Buyers are starting to come here because of the potential taxes,” Coleman says. “Some of the things they like are exclusivity and privacy.
"When you come to Vegas and you want that amount of land, this is the only property that’s available.”
The MacDonald Highlands community is also set to see its star rise when it welcomes a Four Seasons Private Residences later this year, further adding to the exclusive feel of the area.
Feedback from buyers so far, says Coleman, is that the 14,000-square-foot home feels cozy, not sprawling.
“Every space inside the home has its own moment,” he says. There’s also seamless flow between these spaces, such as the kitchen and dining room nearby and the primary bedroom’s access to the backyard. Yet at the same time, it would be ideal for hosting charity events, weddings and multi-generational gatherings.
“I believe it’s someone who values something special,” he says, about the home’s next owner.
