A newly constructed waterfront megamansion and wellness retreat on a "rare" 1-acre trophy lot in Boca Raton has sold for the staggering price of $75 million, becoming the priciest residential property to ever trade hands in the Florida community—having secured a buyer within hours of hitting the market.

The enormous eight-bedroom manse, which was completed earlier this year, spans an extraordinary 18,200 square feet and includes an array of upscale amenities that "rival those of a private members' club." They include an entire wellness wing that has been outfitted with an infrared sauna, cold plunge pool, and state-of-the-art fitness center.

Spread across three separate parcels on a plum corner lot, the jaw-dropping dwelling—which was listed by David Roberts of Royal Palm Properties—is located inside one of Boca Raton's most exclusive communities, the Royal Palm Yacht & Country Club, and is one of the largest residences to ever have been sold within the neighborhood.

Designed by SRD Building Corp. and with interiors that were "masterfully curated by the award-winning P&H Interiors," the ultramodern dwelling is described by Roberts as one of the true "landmark" sales of his career, writing a new chapter for a property that has consistently set the bar for dwellings located within Royal Palm.

"This lot in 1959 was sold for $45,000, and it was the premium lot at the time," he tells Realtor.com®. "It was a landmark back then, but roll the clock forward to two years ago, and SRD purchased it for $40 million. Since the beginning of the community, this has been a trophy property."

Having purchased three parcels of land from the previous owner, SRD demolished the existing residence and began to build a state-of-the-art home that better reflects the demands of today's luxury buyers. Its focus was on wellness offerings, an amenity that Roberts says is growing in popularity with every passing month.

"I like to tell people I'm in the 'want' business, not the 'need' business," he jokes. "Nobody needs what I sell. And what we're finding is that people want wellness spaces. They are replacing rooms that used to be theaters. The theaters, while they were very nice, are no longer in demand. Now, it's gone on to wellness."

According to Roberts, who has spent the past 42 years living in the enclave and boasts more than $1 billion in closed volume in Royal Palm since January 2024, residents in the area seek out the area for its peace and quiet.

"People are looking for two things: quality of life and the investment quality. We have the investment quality, and we are second to none in quality of life," he says.

Royal Palm is increasingly becoming an attractive alternative to those moving to Florida from areas like California and New York, he adds.

"Folks that have moved from California, New York, New Jersey ... they first stop in Miami and they typically think, ‘I want a condo in one of these tall buildings.’ Then all of a sudden, reality kicks in, and they realize they want a community," he says.

"Royal Palm is really a neighborhood. People want private, they want privacy. People are looking for that quiet environment that they can just embrace the community."

Many buyers who purchase properties in Royal Palm are seeking the best of both worlds, he notes: ultimate, dramatic luxury and convenience coupled with the utmost in security, a rare combination that this dwelling offers in spades.

The property also represents a bold evolution of the community, which boasts 747 homesites. However, the community has only 640 houses due to a growing desire among residents to expand their holdings by snapping up adjacent lots.

As a result, dwellings in Royal Palm are growing increasingly scarce, Roberts notes. Unsurprisingly, this property came under offer mere hours after going on the market.

"There is a scarcity, especially for the premier properties. We have to strategically and quietly put these together behind the scenes. The market has just evolved. When I started in Royal Palm, it was like playing checkers; now it’s like a sophisticated game of chess," he shares.
